Resident Manager - 625 2 Ave NE

Compensation: $500-$1000/month plus $50 phone credit to resident manager unit.

Responsibilities:

- Manage, maintain, and operate 24 unit property
- Respond to rental inquiries, receive rental applications and be responsible for all showings of vacant suites
- Prepare and complete paperwork including: applications, tenancy agreements, condition reports, and notices to tenants
- Collect and receive all rents from tenants and provide receipts for payment
- Deliver rent and paperwork to office
- Act as a tenant liaison including handling questions, complaints, service requests, and inquiries
- Respond to emergencies including after hours, weekends, and holidays
- Cleaning and vacuuming of common areas, hallways, stairs, landings, and foyers, laundry room, boiler room, and garbage storage areas
- Suite cleaning as required before and after move ins and move outs
- Maintenance including changing light bulbs, tap washers, unclogging toilets and drains, fixing cupboard doors, install/repair blinds, and any other minor repairs as required
- Grounds keeping including snow removal, lawn mowing, removing weeds as required, and keeping parking lot free of debris
- Security including: locking interior and exterior doors, monitoring hallways, stairwells, and parkade for security risks and concerns

Qualifications:
- Ability to complete general maintenance and repairs to building
- Excellent communication skills
- Attention to detail and high standards in regards to building cleanliness and presentation
- Time management skills and ability to complete required tasks on schedule
- Familiarity with Residential Tenancies Act
